A 1915 Subdivision Being Subdivided All Over Again
Broadview was laid out in 1915 and put on the market in 1918. That vintage shows up in the ground: original allotments along Galway Avenue, Sandville Avenue and Tarakan Avenue run wider and deeper than most of what has been built north of here since. The suburb then filled out twice over: first with the 1920s bungalows that still front the older avenues, then through the post-war push that gave it rows of solid double-brick homes set well back behind large open front lawns. Plenty of those lawns are still the original turf, down since the 1950s and never once lifted. A century on, those generous blocks are the reason the suburb is changing faster than its neighbours, because one original allotment splits cleanly into two torrens-title homes, and the street numbering tells the story with A-suffixed and unit-numbered addresses now scattered right through the older streets. For a gardener that produces two completely separate jobs within a hundred metres of each other. The original homes still carry deep established beds, street-facing front gardens, mature shrubs and lawns that have been down for forty or fifty years, and what those owners want is scheduled garden maintenance that holds a standard rather than a rescue job after it has got away from them. The new courtyard homes behind them have a strip of turf, a narrow bed against a rendered wall and a rear yard barely wider than the house, and those owners just want it quick, cheap and neat, usually on a monthly cycle. The soil is the first thing that separates Broadview from the northern suburbs where most gardeners around here learned the trade. Broadview sits in the belt of carbonate-rich calcareous ground running through the inner north from Prospect and Sefton Park across to Enfield and Northfield, and free lime in that profile pushes the pH up, not down. On alkaline soil iron becomes chemically unavailable to the plant even when there is plenty of it in the ground, which is why citrus, gardenias, camellias and azaleas through these streets yellow between the leaf veins while the shrub beside them looks perfectly healthy. The fix is an EDDHA-based iron chelate, because the cheaper EDTA products break down above roughly pH 7 and do nothing at all in this soil, and elemental sulphur worked in over a couple of seasons brings the pH down slowly and permanently. Garden lime, which is the advice people are most often handed, pushes it further the wrong way. It also changes what we feed with, so we lean on sulphate of ammonia and acidifying slow-release fertiliser rather than the lime-based products that suit soils further into the hills. Under that surface loam sits clay, so beds hold water through winter and set hard by February, and gypsum at around a kilogram per square metre opens the structure up without shifting the pH at all. On the newly subdivided blocks the problem is worse again, because the ground left behind a build is compacted fill, not topsoil and it needs ripping and conditioning before anything will establish in it. Rainfall settles the rest of it: the Bureau of Meteorology's Adelaide gauge at Kent Town records only about 535 millimetres a year and the bulk of that falls between May and September, so any lawn without water on it browns off through January and February no matter how well it has been fed. Once this soil dries out it turns hydrophobic and hand watering simply runs off the surface, so a wetting agent in autumn and again in spring earns its keep here. Port Adelaide Enfield collects the green food and garden organics bin fortnightly. City of Prospect has moved much of its area onto a weekly green FOGO collection, with the Tuesday, Wednesday and Thursday zones weekly and the Monday and Friday zones still fortnightly, so it is worth checking your own calendar. It does, and it is worth pricing honestly rather than discovering it later. Broadview lies astride Regency Road with Hampstead Road along its eastern boundary, and properties on those frontages carry a constant load of road grit and dust that settles on hedges, foliage and paving and dulls a garden that is otherwise kept well. Front hedges on an arterial frontage are also doing real work as a noise and privacy screen, so they need to be held dense and cut to the green rather than shaped hard, which generally means three or four cuts a year instead of two.
